Analysis of Report:  Single Family Homes-Cheyenne Real Estate Market
October saw a mild decrease of active listing inventory from September 2010 to October 2010.  Active Listings fell from 505 in September to 487 in October.  Sales of Single Family Homes also fell from 83 in September to 72 in October.  There was a decrease in Average Sales Price, from $183,945 in September to $181,206 in October.  Now here is an interesting statistic.  Percentage of List Price Received at Sale went from 98.96% in September to a whopping 103.02% in October!  This is not a normal occurrence, and while it is difficult to determine what caused the average sale price to exceed the list price in October, we can estimate that sellers were asked to pay large amounts of closing costs, and other expenses, which were added to the sales price to reduce the down-payment amount due at closing by the buyer.  This is certainly something to keep in mind if you are considering putting your home on the market in the coming weeks.  The Average Days on Market increased from 72 days in September, to 99 days in October.  Due to the decrease in listings, the Months Supply of inventory decreased from 6.7 in September to 6.6 in October.
Analysis of Report:  Rural Residential-Cheyenne Real Estate Market
Active Listings for Rural Properties in Laramie County remained constant at 177 in September and October.  Sold listings fell from 13 in September to 11 in October.  Average Rural Residential Sales Price decreased from $252,093 to $245,963 while the Average Days On Market increased from 72 days, to 107.  In September, the Months Supply of Inventory was 10.5, which increased to 11.1 in October. 

Analysis of Report:  Condo/Townhouse-Cheyenne Real Estate Market

In September, there were 101 Condo/Townhouse active listings which fell to 93 in October.  October saw 9 Sold Listings, compared to 16 Sold Listings occurring in September.  The average sales price decreased from $169,518 to $164,888 in October.  In September, sellers were receiving more than asking price on their sales, with Sale Price reaching 100.8% of List Price, compared to 97.34% in October.  Average Days on Market reached 97 in October, up from 74 in September.  Month’s Supply of Inventory remained relatively unchanged for October, increasing slightly from 5.9 to 6.0.
